Key Challenges Facing Construction Companies

Construction companies face pressure to control project costs, protect margins and fund investment in better construction methods, plant, equipment and site works.

These pressures can create tax relief opportunities when costs relate to qualifying technical work, capital investment, land remediation or property transactions.

Common challenges include:

  • rising labour, specialist contractor and material costs that reduce project margins
  • ground conditions, buried services or hazardous materials that require revised design or construction methods;
  • restricted access, limited site space, planning conditions or listed building constraints affecting delivery;
  • investment in plant, machinery, site equipment, fit-out or project infrastructure.

R&D Tax Credits can help construction companies recover part of their technical development costs, improve cash flow and fund further construction method, design or process improvements. Capital Allowances can reduce taxable profits on qualifying plant, machinery, site equipment, fit-out and project infrastructure spend. Land Remediation Relief can increase tax relief on qualifying remediation costs linked to hazardous materials or affected sites. SDLT reliefs can reduce tax costs or support reclaims on qualifying property transactions.

We connect your costs and site activity to the relevant reliefs, then prepare the calculations and evidence needed for submission.

How we help construction companies

R&D Construction
£500M+

R&D Tax Credits

  • Innovation

R&D Tax Credits help construction companies recover part of the cost of technical development work, including projects involving innovative design challenges, complex structural requirements, groundworks constraints or buildability limitations.

A valid claim may reduce Corporation Tax or generate a payable credit, depending on the scheme and company position.

  • Claim up to 27% of qualifying R&D spend We assess which R&D scheme applies to your company, then calculate the claim value under the correct rules.
  • Project eligibility reviewWe assess technical uncertainty in design changes, site methodology and technical site constraints to identify qualifying R&D activities and separate them from standard construction work.
  • Eligible expenditure calculation We calculate eligible staff, third-party specialist, material and design or modelling software costs directly linked to the R&D project.
  • Evidence and claim preparationWe prepare the technical explanation, cost schedule and supporting documents required for the claim submission.
R&D Construction - Capital Allowances
£500M+

Capital Allowances

  • Capital Allowances

Capital Allowances enable construction companies to claim tax relief on qualifying expenditure in plant, machinery, site equipment, fit-out and project infrastructure. We review asset records and project use to identify claimable plant, fixtures and embedded systems that may be missed in standard accounting reviews.

  • Reduce taxable profits through asset reliefCapital Allowances can reduce taxable profits and improve cash flow when qualifying assets are identified and claimed correctly.
  • Plant and site equipment expenditure reviewWe review spend on plant, machinery, site equipment and project infrastructure to identify qualifying assets.
  • Fit-out, fixtures and M&E asset analysisWe check fixtures, electrical systems, ventilation, mechanical services and other embedded assets within fit-out or site works.
  • Claim calculation and submission supportWe categorise qualifying assets, calculate the allowance position and prepare the claim for submission.
R&D Construction - Land Remediation
£500M+

Land Remediation Relief

  • Land Remediation Relief

Construction businesses and property developers may encounter contaminated or derelict sites as part of their development activities. Land Remediation Relief can provide an enhanced tax deduction for qualifying expenditure incurred to remediate land or buildings and bring them back into productive use.

  • Enhanced relief on remediation expenditureQualifying expenditure can receive a 100% deduction plus an additional 50% deduction, subject to the relevant conditions.
  • Development site reviewsWe review site history, property records and development expenditure to identify potential remediation relief opportunities.
  • Contamination and remediation costsWe assess qualifying expenditure associated with removing or treating contamination and remediating derelict land and buildings.
  • Claim calculation and evidence supportWe calculate the available relief and help assemble the evidence required to support the claim.
R&D Construction - Stamp Tax

Stamp Tax and Property Transaction Tax Review

  • Stamp Tax and Property Transaction Tax Review

Construction companies and property developers can face significant Stamp Tax considerations when acquiring, developing or restructuring land and property. We review the transaction, property use and wider circumstances to identify potential reliefs, exemptions, overpayments and advisory opportunities.

  • Review Stamp Tax on property acquisitionsWe review land and property purchases where construction, development, or mixed-use activity affects the Stamp Tax position.
  • Reliefs, exemptions & overpaymentsWe assess whether available reliefs or exemptions apply and review historic transactions for potential overpayments or reclaim opportunities.
  • Property use & transaction structureThe way property is acquired, held, developed or transferred can affect its Stamp Tax treatment. We consider these factors as part of our review.
  • Reclaims & advisory supportWhere an opportunity is identified, we provide the calculation, supporting analysis and documentation required to support the reclaim or advisory position.
How we help

R&D tax relief specialist support for Construction companies

At Bonham & Brook, construction R&D claims are led by dedicated R&D specialists who understand how technical development shows up in construction environments.

Our specialists work with project managers, engineers, design teams, site managers, quantity surveyors and finance teams to review design changes, site methods, groundworks constraints and buildability challenges.

We use project team input, site records, design records and financial data to prepare a claim that explains the technical uncertainty, defines the qualifying activity and links supporting costs to the claimed activity.

Common R&D cost areas for Construction claims

The cost areas below are commonly reviewed in construction R&D claims. Whether they qualify depends on the project activity, the technical uncertainty involved, the company’s role in the work and the evidence linking each cost to the qualifying R&D activity.

As part of our review, we assess your project costs, identify eligible expenditure and confirm what can be included before preparing the claim.

01

Project management, engineering and design staff time

Project management, engineering and design staff time can qualify for an R&D claim when directly linked to qualifying technical work. In construction, eligible activity includes resolving technical uncertainty, developing alternative design approaches, testing revised build methods, or adapting site methodology when standard construction methods were not sufficient. Examples include project managers coordinating technically uncertain build methods, engineers resolving ground or structural constraints, design teams developing alternative technical solutions and site managers testing practical delivery methods on constrained or complex sites.

02

External specialist support and technical testing costs

External specialist support and technical testing costs can qualify when they directly support technical investigation, analysis, prototyping, testing, or validation in qualifying R&D activity. In construction, eligible costs include ground investigation linked to difficult site conditions, structural engineering input on revised load paths, façade testing for movement or fixing performance and specialist M&E input when constrained building services integration requires technical problem-solving beyond standard practice.

03

Materials used in site trials, testing, or prototypes

Materials used in site trials, testing, or prototypes can qualify when consumed, transformed, or scrapped during qualifying technical work. In construction, eligible materials include (but are not limited to) trial concrete mixes, façade sample panels, prototype fixings, structural components used in mock-ups and materials scrapped during failed installation, performance testing, or unsuccessful technical trials.

04

Software costs

Software costs can qualify when the software is used directly for design, modelling, simulation or analysis in qualifying R&D activity. In construction, this may include BIM software, structural modelling tools, design coordination software or simulation tools used to investigate technical uncertainty, test alternative methods or validate a technical approach.
