Stamp Duty Land Tax: Unlock Property Savings

Stamp Duty Land Tax is one of the most commonly misunderstood parts of any property transaction. It’s complex, frequently misapplied, and often leads to clients overpaying without even knowing it.

At Bonham & Brook, we specialise in Stamp taxes – it’s not a sideline, it’s what we do. Whether you’re about to complete on a purchase, want a second opinion on a recent transaction, or need help dealing with an HMRC enquiry, our team is here to give you clear, practical advice.

For a full overview of the government’s official rules, visit the HMRC Stamp Duty Land Tax guidelines, Scotland’s Land Tax Guidelines & Wales Land Tax guidelines

What We Do

We provide:

  • Upfront advice before completion – helping you understand the SDLT implications of a purchase, and flagging any available reliefs or exemptions.
  • Second opinions – if you’ve already paid SDLT, we’ll check whether the calculation was correct and advise on reclaiming any overpaid tax.
  • HMRC support – if you’re under enquiry, we’ll help you manage the response and engage with HMRC directly on your behalf.

Case studies

Mixed Use: Client bought a property for £1,250,000 and paid £103,750 of SDLT. We reviewed the transaction and identified that the purchase should be classed as Mixed use as parts of the grounds were licensed out for a separate purpose. This led to a repayment of £51,750

Probate relief: Client bought a property for £575,000 and paid £33,500 of SDLT. We reviewed the transaction and realised that probate relief was applicable to the transaction. This led to a repayment of £33,500
